SPQ - Seller Property Questionnaire
Quick Overview: This form is to be completed by a seller in an effort to give a buyer a more comprehensive understanding of the property to be acquired.
Details: The SPQ does not replace the Real Estate Transfer Disclosure Statement (TDS) but supplements it. The SPQ is not mandated by statute or contract but may serve as a helpful tool in a transaction. The three pages of questions can often prompt a seller to remember something about the property that the seller otherwise would not have remembered or may not have considered important enough to disclose. The questions ask for the seller's actual knowledge not a warranty regarding the property's condition.
